The RBH team have extensive experience and expertise around health and safety and compliance. We are also the only third-party hotel management company to have two primary authority partnerships, thus placing us alongside global brands, such as Hilton.

Our Environmental Health Partnership reviews and validates food safety and health & safety protocols; whilst our Fire Safety Partnership focusses on our guests’ safety and the protection of hotel assets. Both Partners issue assured advice on our policies and protocols.

To protect the hotels and hotel owners, RBH operates a three levels of control approach to managing potential risks:

 

  • 1st Level: By providing our hotels with the tools to manage and monitor the risks they face on a day-to-day basis, we ensure our guests feel secure and our staff have a safe environment in which to work.
  • 2nd Level: Our risk and safety specialists oversee the continuous development and implementation of our risk management systems and work directly with our hotels.
  • 3rd Level: We engage specialist auditors to validate our safety management within the hotels and to produce detailed reports for the General Managers and Owners.

 

Case Studies

Case Study 1: Group of 4 hotels RBH adopted in 2021

In early 2021, RBH took over the management of four hotels, each of which had significant compliance issues. Two of the hotels had to be closed for a short period of time due to their hazardous conditions, and to enable us to make them safe for staff and guests.

In a three-month period, the RBH Facilities Management and Health & Safety teams completed the following actions so all four properties could re-open safely in Summer 2021.

  • Arranged Fire Risk Assessments for all 4 hotels, including compartmentation surveys in two properties.
  • Completed Asbestos Management Surveys and produced an Asbestos Management Plan.
  • Completed Legionella Risk Assessments and implemented remedial actions to the water systems including chlorination where Legionella had been identified.
  • Addressed all compliance issues, including electrical, gas safety and fire alarm maintenance.
  • Identified building fabric defects and arranged roof surveys and urgent remedial works.
  • Addressed kitchen equipment and extraction issues, including upgrading gas supplies and extraction system.
  • Installed and commissioned 4 new boilers in one hotel and serviced and repaired the existing systems at remaining properties.
  • Co-ordinated and managed all works above (approx. £500K)

 

Case Study 2: London Airport Hotel

In Q3 of 2020, RBH took over a large 300-bedrom London airport hotel from a major UK hotel chain. During the refurbishment, a significant fire risk was identified linked to the bathroom extractor fans and lack of correct fire compartmentation from the original build.

  • The issue was swiftly resolved with assistance from our Primary Authority Partner.
  • As the solution was approved by our Primary Authority Partner, both RBH and Owners can rely on the knowledge that the action taken proves due diligence.
  • We were also able to save the hotel owner £80k in the cost of remedial work relying on the support of our primary authority.

 

Case Study 3: Large UK portfolio of over 20 hotels

In 2017, RBH took over a large portfolio of hotels, with 22 outstanding Enforcing Authority Notices covering deficiencies in fire safety, safety of guests, food safety management and serious failures in allergen controls.

Within 12-months, all notices had been addressed and all properties became compliant. This included preventing one property from being issued a prohibition notice by the Trading Standard Officer for failing to manage their allergen risks.

  • All properties were incorporated into our Primary Authority Partnership.
  • Our RBH Safety Management System was rolled out across each hotel to ensure they remained compliant.
  • On occupation, all sites had new fire risk assessments completed and RBH managed approx. £700k of remedial works to rectify all fire risks
